Navigating today’s real estate market feels a bit like a dance where both partners are hesitant to make the first move. With higher mortgage rates, many buyers are pausing—monthly payments simply aren’t as attractive, so the decision to jump in is tougher. We’re also seeing a noticeable slowdown in pending sales; fewer house hunters are turning into actual buyers ready to make offers. On the flip side, many homeowners who locked in lower mortgage rates aren’t keen on letting go of those favorable terms, which means fewer homes are hitting the market. This creates a standstill—buyers hope for better payment options, while sellers are reluctant to part with their current rates, resulting in an unusually slow pace for transactions. After more than 25 years in Miami real estate, I’ve seen the market evolve through many cycles. The key, as always, is to listen closely to your goals and concerns, so we can navigate these challenges together and find the best path forward.

More Homes Hit the Market as Demand Cools
We're seeing a notable shift in the real estate landscape: in the four weeks ending August 23, new US listings edged up by 0.4% and total homes for sale increased by 0.5%, reaching their highest point since early in the second quarter. Yet, pending home sales across the country dropped by 1.1% to a six-month low, as higher housing costs have kept more buyers on the sidelines—even as inventory improves. The median US home-sale price rose 1.9% year over year to over $400,000, with the average mortgage rate holding steady near 7%, which is close to a 13-month high.
This combination of increased inventory and a cooling demand is creating more buyer-friendly conditions. For active shoppers, this means more opportunities to negotiate on price or request concessions, especially in markets where homes have been listed for several weeks. Sellers are finding that realistic pricing is far more effective than trying to reach for prices of years past.
With over two decades guiding clients through every market cycle, I've learned that success in real estate always comes back to trust, strategy, and understanding your unique needs. Whether buying or selling, a thoughtful approach helps you make the most of changing conditions.

Florida and the Great Housing Mismatch
Having spent over 25 years guiding families and individuals through the Miami real estate landscape, I see firsthand how Florida is experiencing a true housing mismatch. Even in a state where homes are available, they often don’t align with what buyers actually need—whether that’s price, location, or a home that fits their current life stage. Our market is evolving, with many established owners holding onto properties that the next generation may not be able—or willing—to purchase. Affordability here is about much more than the listing price; insurance costs, HOA dues, upkeep, storm risks, and even the need for a car all play a role in whether a home makes sense financially. Communities work best when residents can transition within their own neighborhoods—downsizing to a cottage, moving to a townhouse, or finding an apartment nearby as their needs change. The real question for Florida is whether future buyers will embrace the homes being passed down or built, unless we see more diverse options across all budgets and lifestyles. As someone who believes deeply in listening to your goals and helping you find the right fit, I witness daily how these broader choices can make all the difference.

Condo rule adjustments: A gamechanger for the Florida market?
In Miami’s ever-evolving real estate landscape, new lending rules for condos are changing the game—especially here in Florida, where condo living is a pillar of our lifestyle. Lenders now require full financial reviews of condo associations and higher reserves. This makes securing a conventional loan for a condo more challenging than before, even as demand for these properties remains strong. As someone who has spent over 25 years guiding clients through every kind of market shift, I’m seeing more buyers explore portfolio and non-qualified mortgage options to achieve their goals. Understanding these changes—and how they impact your path to homeownership—is essential. My priority has always been to listen, to guide, and to help you navigate every step with clarity and trust.

Struggling to buy a home? Miami-Dade opens $150,000 down-payment lottery
For many families in Miami-Dade, the dream of homeownership can feel just out of reach. That’s why I’m sharing an incredible opportunity: Miami-Dade County is launching a lottery to provide $150,000 in down-payment assistance to three families ready to purchase a 3-4 bedroom townhome in South Dade. If your household earns under 140% of the area median income, you’re eligible to apply until September 30—or until 200 applications are received.
With over 25 years guiding families through Miami’s real estate landscape, I know how life-changing support like this can be. My commitment has always been to listen closely and help you reach your goals—so if this program might open the door for your family, I encourage you to look into it. Trust and community are at the heart of everything I do, and nothing brings me more joy than seeing clients achieve their homeownership dreams in our vibrant city.

US Confidence Hits Seven-Mo Low
Lately, I’ve been keeping a close eye on how shifting consumer confidence is touching our Miami real estate market—and beyond. Recent data shows that while Americans felt a bit more positive about current conditions in mid-Q3, their overall confidence actually hit a seven-month low. The present-conditions index climbed about 7 points to 121, but expectations for income, business, and jobs over the coming months slipped—down about 6 points to 68, a number that’s historically been linked to recession concerns.
In early Q3, we also saw employers cut 23,000 jobs and unemployment edge up to around 4%. Interestingly, this wasn’t because hiring picked up, but rather because more people left the workforce. Even so, homebuying sentiment only eased slightly and actually continued to trend upward, with about 61% of people still anticipating higher interest rates ahead. With federal policymakers holding rates steady and the market not expecting much immediate relief, it looks like borrowing costs will remain elevated as we head toward year-end.
As always, my approach is to help you navigate these changing currents with clarity and trust. Whether you’re considering buying or selling, understanding how these trends may influence your next move is key to making confident decisions.
