Florida Listings Below Purchase Price

In today’s Florida market, we’re seeing a notable shift—over one in ten active listings are now priced below what owners originally paid. As someone who’s guided clients through Miami’s ups and downs for over 25 years, I notice these changes firsthand. Sellers in certain areas are not only reducing asking prices, but nearly half have already made cuts, and concessions are becoming commonplace. This transformation follows the dramatic price gains we saw previously, but with demand cooling, rising borrowing costs, and more homes available, many are adjusting their expectations. Some sellers who purchased near the peak are choosing to accept smaller returns—whether to ease carrying costs or simply make a fresh start in the right place. What stands out to me is the willingness of today’s sellers to adapt, making it possible for buyers and sellers alike to find the right fit, even as the market evolves. My experience has taught me that every transition is unique, and listening closely to each client’s needs is the true key to navigating these moments successfully.
